1️⃣ Make it look as nice as possible 👍🏾. Remember you were a tenant once and think how many scuzzy properties 🏚 you went to see before landing upon something decent in your budget.

2️⃣ Photograph it well. It is more than worth it to pay for professional photos. Remember, over 90% of potential tenants will decide whether OR NOT to come see your place based on the online photos.

3️⃣ Price it right—Check out what else is CURRENTLY renting at the same size in the same condition. That is your “competition”. A month of lost rent might cost you more than just pricing it properly in the first place. 💵

4️⃣ List it everywhere—If you are working with an agent to list, they will use the MLS and perhaps hundreds of other websites. If you are doing it yourself, in addition to Zillow and Trulia, you will want to list it on Hotpads and Apartments.com as well.

5️⃣ Respond to potential applicants quickly 🏃🏾‍♀️ 🌩. They lose interest, move on, find something else, etc.

6️⃣ Now that you have tenants lined up, who do you pick? Check credit, income, financials, background and whatnot, but do not get too busy to personally call ALL of their former landlord references (not just current, who may want them out!).

And pay attention to how the tenants speak to you on the phone-polite or rude, how do they act when they are at the property, are they prompt for their showing appointment, etc? Do they fill out the lease application and get you the supporting documentation quickly?

Remember, this is your chance to pick the most responsible tenant. Choose wisely and it can be a wonderful relationship for both of you. Happy landlording! ☮️💁🏾‍♀️💜
