I tune out when someone starts quoting their Zestimate.

Online home values can be interesting… but they’re rarely precise.

Algorithms can pull public data like square footage, bed and bath count, and nearby sales. What they can’t understand are the details that actually move value:

• The quality of renovations
• Floor plan flow and natural light
• Location within the neighborhood
• Privacy, views, or yes… power lines in the backyard
• The real-time pace of the market

Two homes on the same street can sell for dramatically different numbers and an algorithm simply doesn’t know why.
