The move nobody tells you how to do

Most homeowners think they have to move out the very day of closing.

Not necessarily! There are a few different ways to structure a move, and the right one depends on your timing, your equity, and the market.

In general, there are three main strategies.

1) Sell then buy. You cash out first, then shop with a clear budget and no financing contingencies weighing down your offer.
2) Buy then sell. You lock in your next home first, then sell on your own timeline instead of racing against the clock.
3) Use your current home equity to fund the next purchase. This lets you tap into the equity you already have to buy your next home before your sale closes.

Each path comes with tradeoffs. One protects your cash flow. One protects your peace of mind. One buys you time. The key is choosing the one that gives you the most flexibility, not the most stress.
