🏠 Real advice, straight no chaser, on how to win in multiple offer scenarios this spring from someone who represents a lot of buyers (many who are now homeowners!) 🏠

🏠 1) BE QUICK. Are Saturdays the most convenient day for you to see homes? TOO BAD. Not kidding, and not trying to be insensitive, but if a house hits the market on a Monday, it may very well be gone on Saturday. You need to be uber-flexible in your availability to see homes. Seller/seller’s agent are holding the cards here, so you need to get in where you fit in.

🏠 2) SHORTEN YOUR CONTINGENCY PERIODS. Are you busy at work? Will it be hard to leave to accommodate inspections and get your lender the paperwork on time? TOO BAD.

Everyone is busy, and because the buyer can cancel the contract for almost any reason during the inspection contingency period, every seller wants it to be as short as possible always, but *particularly* in this market when they have multiple offers to choose from.

🏠 3) FIND OUT WHAT THE SELLER WANTS. Make sure your agent finds out what, if anything, is important to the seller (besides price, of course.) Is this a family home and the seller wants to sell it someone who appreciates the original architecture? Does the seller not have a new place to move yet and would appreciate a leaseback from the buyer?

*Please* don’t let your agent submit your offer without having a conversation with the seller’s agent. I am always shocked 😱 when I am representing a seller and offers come in with no prior communication. #howsway

🏠 4) BE EASY. Make sure you AND your agent seem like someone the seller and the seller’s agent want to work with. I cannot tell you how many times my client has gotten our offer was accepted even though it was identical to another offer because my clients and I are polite and professional.
