Why do Zestimates suck? Because they’re unreliable and frequently inaccurate. Basically an online home valuation tool can’t take into account the specific characteristics of any given home, not to mention the pace of the market.
So Zillow for instance can look at the neighborhood comps, the square footage, the bedrooms, the bathrooms, the lot size, but it’s not going to know whether there are power lines criss-crossing the backyard, decreasing it’s value OR if your neighbor down the street did an amazing kitchen remodel that looks like it came straight out of Architectural Digest and that’s why he netted so much more money in his recent sale.
